It’s essential that in a fast paced and ever changing environment we have products suitable for our clients' needs. BLP are a professional innovative company that has straightforward risk transfer solutions designed to meet these demands, all delivered in an efficient, pragmatic and friendly manner. We have worked with BLP on numerous projects since 2009 and have forged a strong partnership in that time.
We have always found BLP to be very helpful and proactive in providing solutions for our clients. They have assisted in designing latent defects policies on many of our landmark projects, and can always be relied upon to provide creative input to assist in optimum risk transfer.
Builders & Developers
I chose BLP to insure a substantial project which was, in fact, my own home - and my first project as a developer after 25 years in Project Managing high end residential homes for individual clients worldwide. I have stayed with them since because of the way BLP protects the end user. I like the technical review element and the fact that they insure the building itself rather than the builder or developer which makes all the difference to us and our clients. Since this initial project we have moved on to cover another scheme: a £57m project in London. This major project is one of the largest privately owned homes in London and is covered for the refurbishment of the existing structure as well as new building works. Should there be a problem in terms of structural defects then the client or a future purchaser can claim directly from BLP – it’s all very clear and straightforward.
We have worked with BLP on five developments during the last five years because they offer the best service and the best product. Their processes are straightforward, clear and transparent and their knowledge bank and experience is extensive – their input is always useful and welcome. BLP offers a very good alternative to traditional warranties and they are always a pleasure to work with.
Kilpark Properties Ltd specialises in high value Central London residential development. We prefer BLP: they are easy to work with yet competitive, their products straightforward and, for us as developers, their continuous site monitoring gives us great comfort that our specifications and current regulations are strictly followed.
ZeroC is the country’s foremost sustainable developer with 10 years experience of building low carbon homes and commercial buildings. BLP understands innovative building techniques and sustainability and this makes them the natural choice for latent defects insurance.
We have found BLP Insurance to be very efficient, prompt and helpful, both with their office work and site visits. Having used other insurance companies, I would have no hesitation in recommending BLP.
Luxus Developments Ltd is a private residential construction and refurbishing company specialising in luxury dwelling houses, apartments and hotels in the central London area. Our clients are high net worth individuals whose properties sell from £2m to £15m. BLP has become our preferred insurance partner as it meets all the requirements of our business; its attitude, quick response time and overall level of service lends itself perfectly to the top end of the market place, one that Luxus aims to satisfy.
Having come to the conclusion that the defects cover supplied by our previous provider was becoming very expensive, we decided to give BLP a try. We were pleased with the relative cost and the fact that we can provide 12 year cover with the BLPSECUREPLUS scheme, which is beneficial to our purchasers. Since the cover takes effect from completion, and not after a two year defects period for which we would previously have been responsible, this policy is obviously good news for us as well! We have covered a scheme of two detached 'middle market' units in Bath with BLP and are about to embark on a project for four, high end value, properties with them. Thus far we are very happy with the level of service we have received.
During the last year we have worked with BLP on two separate developments. From a straightforward design and build project through to a more complex listed period building being transformed into 22 luxury apartments, we have found working with BLP a breath of fresh air. Simple clear and straightforward paperwork, personal account management together with unique aspects of insurance cover have shown us BLP have delivered excellent value for money across the whole process. We now have higher levels of protection, longer duration of cover, within an industry geared payment structure which helps with cash flow in these difficult times. We look forward to working with the team at BLP on our forthcoming developments in the coming years.
We have used BLP many times as they offer a comprehensive product and great service from the start; knowing that quotes will be issued in a maximum of three days enables us to budget with certainty. And there is always a clear and consistent approach to the comprehensive technical review which is reassuring.
BLP latent defects insurance can be an attractive option for clients who are buying or selling distressed sites.
BLP is an insurance company which, in our experience, takes a “can do” approach to client problems and looks for ways to help with projects that don’t necessarily fit the mould. Their products differ from what you would usually find in the market, and this makes it easy and sensible for us to point clients in their direction in relevant circumstances.
It provides a distinctively comprehensive and consistent risk assessment of the design and construction of the home, with regular inspections on site. BLP’s systematic and thorough approach benefits homeowners by intercepting many potential defects long before the home is built.
Pentland Housing Association is a registered social landlord providing nearly 500 general amenity houses in Caithness, North Scotland. Over the last 10 years we have had a development programme of 150 properties and BLP has been our preferred insurance partner as it meets all the requirements of our business; its attitude, quick response time and overall level of service lends itself perfectly to our stock profile. We are reassured by the rigorous technical inspections carried out prior, during and after construction which ensures our properties are robust enough to withstand our climate and perform to the required standards.
I would strongly recommend BLP's Life Cycle Costing training course to anyone who works in the affordable housing sector and wishes to make informed decisions when deciding on Life Cycle Costs in regard to design and durability factors.
I found BLP's Life Cycle Costing training course very useful and have already applied what I learnt with some colleagues.
I found the BLP Life Cycle Costing training course very informative, not only for the mechanics of how to complete the online LCC tool but for the theory behind the subject.
We pride ourselves on providing proactive solutions within our Project Management and Quantity and Monitoring Surveying Services. We can always rely on BLP’s innovative approach to meet our clients’ demands by delivering the level of service required in today’s market place.
I have used BLP on several occasions and always have found them to be very efficient, prompt and helpful. They have been responsive to the technicalities of each project and quick in their response with their office work. site visits have been done on an effective and friendly basis. Having used other insurance companies, I would have no hesitation in recommending BLP; they are much more sensible and user friendly. I will continue to use BLP and recommend them in the future.
Pygott & Crone is Lincolnshire's multi-award winning estate agent and we find that buyers are impressed and reassured with the cover they get from BLP.

Lenders take into account the views of other professionals as part of their decision as to whether to lend on properties which are built with modern, innovative methods. BOPAS, which was developed with lender input, can assist lenders by providing assurance to lenders and other professionals, about non-traditionally constructed properties which lenders may be asked to lend on.
The product is first party insurance in the proper sense, not a warranty, so with few exceptions, the current building owner or occupier gets the defect remedied without the time or hassle of looking around for a solution.
